Acquiring properties at auctions involves an experienced, professional team dedicated to a fine tuned approach to uncover significant profit opportunities, established at the point of purchase. tREO’s team tours and evaluates each property for tax and title issues, renovation and market valuation the day of an auction. tREO actually acquires each property at the auction for all cash prior to presenting a property to a buyer client.

The tREO Golden Dozen is a designation of status within the tREO network of clients. The Golden Dozen clients receive special recognition and consideration in tREO’s business plan on an on-going basis. Golden Dozen clients are committed to designate equity investments in our auction program that will enable them to participate in at least five acquisitions per quarter. The tREO Business Development (BD) Group

The BD Group consists of proven,  resourceful, independent real estate and finance professionals who act as business development generators and equity and debt providers for select tREO programs. They earn significant and on-going ‘success’ fees or, in certain cases, are invited to participate in specific transactions or tREO business platforms.

tREO Primary Investment Programs

.
Cash & Carry Program
One-off acquisitions by registered buyer clients. tREO acts as a property provider for a fee and offers a menu of fee-based asset management services. tREO will participate as equity or debt providers in select transactions.

VIP Program
This is an on-going relationship. VIP clients acquire 100% ownership of each home from tREO and tREO provides turn-key services, including tenant negotiations, asset management, loan sourcing, renovation and resale services. tREO earns minority profit share after owner receives an annualized pref. In some cases, investors may choose to partner with tREO to invest equity as well. Most VIP clients prefer to buy, fix and flip properties in 4 months or less, seeking annualized IRR’s exceeding 30% net to the VIP.

Private Lender Program
Lender clients fund first trust deeds on auction purchases for 9%-10% fixed interest rates, depending on LTV (loan to value ratio). Most loans offer LTV’s in the 50%-58% LTV range. Payments are made on a monthly basis with a one-year term. Loans vary in size between $125,000 to $300,000. Loan documents, escrow, title and servicing are provided by third parties at lender’s option.
